Kensington House

A family home was transformed on a modest spend per/sqft budget, to elevate this characterful Victorian terrace house throughout and rework all the living and bedroom spaces.

The concept for the project was to flip the lower floors around and connect to the garden, while adding drama, interest, but also suitable separation for different living spaces. The lower ground floor becomes the day to day living space, with a more formal reception and piano room to the upper ground floor.

The cramped and dark lower ground floor was transformed via underpinning to one side only (the opposite side had the foundation encapsulated only) to improve the height, along with a double height fully glazed rear infill extension to open things up to the back. 6m high sliding doors allow access to the garden from the relocated kitchen and dining room. A perforated metal landing and adjacent shutter allow further connection to the double height space

A master suite, 4 bedrooms, a study, a playroom and 3 bathrooms were fitted in on the upper floors, with the refurbished traditional stair binding them together. Off the shelf carcassing (with bespoke doors only) was used for all the bedroom wardrobes to make significant savings but without compromising appearance. The finishes were all carefully selected with budget in mind in the main, with almost all other joinery fabricated on site to keep costs down
